This is a question we get asked all the time.
Many owners assume that adopting a 10-Year Maintenance Plan means the strata company is committing to complete every project listed in the report. 🤔
It doesn't.
✅ Adoption simply means the strata company accepts the plan as its official long-term maintenance strategy and records it as part of its governance documents.

So why is this important? 👇
đź“‹ It creates an official record The plan becomes part of the strata company's records, providing a clear maintenance roadmap for future Councils of Owners and strata managers.
🛠️ It demonstrates due diligence Rather than waiting for things to fail, the strata company is proactively planning for the future.
đź’° It supports smarter budgeting Knowing what maintenance is likely to arise helps owners budget appropriately and avoid unnecessary financial surprises.
🔄 It provides continuity Council members and strata managers change over time. An adopted maintenance plan ensures the long-term strategy doesn't.
🏠It gives confidence to owners and buyers A documented maintenance strategy demonstrates that the building is being managed responsibly and protects one of owners' biggest investments.
⚖️ It supports informed decision-making When major works arise, the adopted plan provides evidence that they were identified through a professional assessment—not as a reaction to a crisis.
âť— The biggest misconception?
Adopting the plan does not approve the expenditure. Every project still requires the appropriate approvals under the Strata Titles Act 1985 (WA), including budget approval and, where required, the relevant resolution of the strata company.
Think of the 10-Year Maintenance Plan like a GPS. 🗺️
It tells you where you're heading—but you still decide when to make the journey and how you'll pay for it.
đź’ˇXO Strata encourage every strata company to include a simple AGM motion to adopt (or re-adopt) its current 10-Year Maintenance Plan (or the 5 year review). It's a small governance step that delivers significant long-term benefits.
